Set above the turquoise arc of the Albanian Riviera, Domus Aether (Homes of the Heavens) will serve as a residential landmark in Dhërmi. Nestled on a mountainside near the beach, the seven-storey terraced apartment complex integrates with the slope. Like residential plateaus, Domus Aether distinctively interprets the terrain and offers guests and residents 35 exclusive apartments, each with its own garden terrace, sea view, and roof greenery.
Rather than dominate the mountain, the building becomes part of it, shaped by a cubic concept. On the one hand, the scheme creates an abstract interpretation and expansion of the mountainside. On the other hand, the scheme offers a stringent structure for the cascading volumes. The stepped geometry will allow the units to feature private terraced gardens, a range of sizes, and striking views.
Local traditions in contemporary form
Domus Aether will build on Dhërmi’s architectural traditions, where local stone, muted colours and a clear sense of scale define the urban environment. The exterior will use polished, locally sourced stone cladding to integrate with its surroundings while ensuring durability and minimising maintenance in the coastal climate.
Plant species such as cypress, olives and pines, native to the surroundings, will be used on terraces and roofs to continue the local vegetation into the architecture.
Elevated living between coast and cliffs
The apartments are oriented to provide most residents with optimal daylight and remarkable views – from the Ionian Sea in the southwest to Mount Çika in the northeast. A variety of terraced living spaces, from corner suites to standard units, will accommodate both seasonal retreats and year-round living. Access is simple and functional, with a ground-level arrival that connects to the local road network and underground parking, ensuring a seamless experience.
